One of the common ways to increase living space is to build a mezzanine. It is especially beneficial to diversify the interior layout in this way in rooms with high ceilings, which are often present in old buildings and are designed in new ones. A cozy study, home library, game corner or sleeping place - all this can be placed on the mezzanine. How to correctly implement these and other interior ideas using this architectural element, read on.

Mezzanine Dimensions

The higher the ceilings in the room, the more space will be left for the mezzanine. For example, if the mezzanine will be used as a pantry, then the minimum height of the room should be 3.2 m. Two full floors can be obtained with a ceiling height of at least 4.6 m. In any case, the functional purpose of the mezzanine is dictated by the existing height of the room.

In order to move freely under the mezzanine, its height must be at least 220 cm. The same height is necessary above the mezzanine if it is planned to arrange a working corner on it and spend a lot of time there. If a pantry or dressing room is located under the mezzanine, then 180-190 cm is enough for them, unless, of course, there are basketball players in the family.

A berth on the mezzanine will require a height above the shelf of at least 120 cm. A lower height is also possible, but comfort will not be enough. The height of a person in a sitting pose averages about 1 m. Adding the thickness of the mattress to it (about 15 cm), we get 115 cm. Well, it is desirable that at least a few centimeters remain over your head, otherwise, getting up you can wake up a little faster than I wanted it.

As for the area of \u200b\u200ba berth on the mezzanine, it should be based on the size of the mattress. A standard single mattress is about a meter wide. Double mattresses are found in widths from 140 cm to 200 cm. An additional 30-40 cm should be added to this width for a solid border, on which, if necessary, you could put a mug, a book or a breakfast tray.

When planning a sleeping place on the mezzanine, you need to know that the location of the bed near the ceiling is not very good for health, since in this case air exchange is difficult near it. This is more a necessary measure than a good decision. If you still make a bedroom on the mezzanine, it is better that it was a two-level step design. At the lower level it will be possible to stand upright, for example, to change into pajamas. Under the second (high) level of the mezzanine, you can place a computer desk and equip a workplace there. Under the lower level, you can provide a pantry, a large closet for storing things or build an aquarium there.

When constructing a mezzanine, it is necessary to take 20 cm for the total thickness of the shelf. This includes the thickness of the boards, fiberboard and beams. Other constructive solutions are possible, but in any case, reducing the thickness of the shelf, it is necessary to maintain its rigidity, reinforcing the design with additional ribs.

Staircase to the mezzanine

The tiered arrangement of the mezzanine will necessarily require the installation of a staircase leading to it. This makes certain requirements for the size of the room: it should have a large area, since the staircase takes up quite a lot of space. It is convenient to climb the stairs when the depth of the steps does not exceed 28 cm and their height is 17 cm. Thus, in order to climb to a height of 240 cm, you need to overcome 14 steps. This staircase will have a march length of 364 cm.

The most comfortable is a staircase with a platform on the march. If the size of the room does not allow enough space to be allocated under the stairs, then you will have to stop the choice on a less comfortable attic staircase. Climbing such a ladder is more or less convenient, but the descent is complicated by the unusual position of the body - facing the steps. A steep staircase, the height of which exceeds 20 cm, is not recommended. The best option for a shortage of space can be a ladder with steps such as "duck step", which involve the alternation of left and right steps.

Mezzanine place

A mezzanine cannot be created in an arbitrary place. The location of door and window openings affects its choice. Mezzanine structural elements should not impede access to the window or interfere with its opening. It is necessary to take into account the fact that the rest of the room should preserve ergonomics: it should not be too narrow or resemble a mine due to its elongated shape. The effect of open space will be lost. The only window in the room must be left in the lower (high) part.

In spacious rooms with high ceilings, the mezzanine can also be of a gallery type, i.e. gird it on three sides. On such a mezzanine you can freely position the library. In this case, its width, taking into account book racks, will be about a meter. One of the sides of the gallery mezzanine can be expanded, thereby creating an additional area for the reading corner. Narrow mezzanine shelves can be below standard 220 cm from floor level.

The mezzanine will have to place above the long and narrow corridors, since such rooms look more harmonious with low ceilings. Thus, the mezzanine can be created at once in several rooms, for example, above the entrance hall, corridor and in the living room. At the same time, the living room will not lose in height, since only a small part of it will decrease. But the room will acquire a more interesting layout.

The possibility of covering the mezzanine with such premises as a bathroom and a kitchen is not ruled out. Before you remove the wall separating the mezzanine and the room from which the staircase will climb, you must make sure that the wall structure allows you to do this.

Building material for mezzanine

Structurally, the mezzanine consists of beam supports and the floor forming floor. Supports and beams can be wooden or metal. The latter are a steel profile, the connection of which uses welding or bolts. Technically, it is more difficult to mount a steel structure, but in the end it will look much more elegant. The tree is more massive, but it excludes the work of the welder.

Mezzanine fence

Any high-rise fence, including a mezzanine, is planned so that its height is higher than the center of gravity of a person. The safety border runs at 110 cm, but for small mezzanines it can be too much, so the height of the balustrade is reduced to 90 cm.

The filling of the balustrade can be solid or openwork. Its appearance depends on the functionality of the upper room, as well as on the tastes and preferences of the owners. Naturally, it is better to hide the pantry on the mezzanine in the living room behind a solid fence. If you want to show the interior of the mezzanine, you can use the openwork filling of the fence. An important element of comfort is daylight, whose access to the mezzanine may be limited. An exception are mezzanines with an equipped sleeping area. The workplace opposite should be well lit and, preferably, natural light. Sometimes it may be necessary to make an additional window opening in the wall from the mezzanine side, or to install a light tunnel. However, any of these ideas will require consultation with the architect.

In search of a simple way out, many are trying to solve the problem of light with the help of artificial lighting. I must say that modern lighting allows this to be done quite qualitatively, but it is still not able to completely replace daylight.

ABOUT CONSIDERATION OF APPEAL

The real estate department of the Ministry of Economic Development of Russia reports.

In accordance with the Regulation on the Ministry of Economic Development of the Russian Federation, approved by Decree of the Government of the Russian Federation of 05.06.2008 No. 437, the Ministry of Economic Development of Russia is not empowered to clarify the legislation of the Russian Federation, as well as the practice of its application.

At the same time, we consider it possible to note the following on the issues raised in the appeal.

In accordance with clause 19, part 2, article 7 of Federal Law No. 221-FZ of July 24, 2007 “On the State Real Estate Cadastre”, information on the number of floors, including underground floors, is included in the state real estate cadastre if the property is a building or structure (if the number of storeys in the building or structure).

According to the Instruction on the accounting of the housing stock in the Russian Federation, approved by order of the Ministry of the Russian Federation on land policy, construction and housing and communal services dated 04.08.1998 No. 37 (hereinafter - the Instruction), the floors of residential buildings include:

  • attic floor (attic);
  • ground floor;
  • basement floor;
  • technical floor;
  • basement floor.

The instruction defines the mezzanine as a site occupying the upper part of the volume of the premises of a residential building, intended to increase its area, to place auxiliary storage and other premises. Also, according to SNiP 31-01-2003 "Residential multi-apartment buildings", adopted by resolution of the Gosstroy of Russia dated June 23, 2003 No. 109, a mezzanine is a site in the volume of a two-light room, with an area of \u200b\u200bnot more than 40% of the floor area of \u200b\u200ba two-room premise or an internal area of \u200b\u200ban apartment, located within the floor with increased height, having an area size of not more than 40% of the area of \u200b\u200bthe room in which it is being built.

In addition, based on the provisions stipulated by the general requirements for space-planning decisions of industrial buildings of industrial enterprises, established by SNiP II-M.2-72 "Industrial buildings of industrial enterprises. Design standards" approved by the USSR State Construction Committee on 04/03/1972, when determining the number of storeys of a building galleries, platforms and mezzanines, as well as whatnots with a tier area at any elevation of not more than 40% of the floor area, are not taken into account.

In this way, when determining the number of storeys, as well as the number of floors of a building, structure, the mezzanine is not taken into account.

Full mezzanine floors in modern new buildings are common. The difference between them in the height of the "additional" room - in expensive residential buildings, the second level of the apartment can be made higher than the first. High-rise buildings with a known lower cost of m 2 are characterized by mezzanines with vertical dimensions of not more than 2 m (usually 1.5 m), i.e. apartments in them are more likely one and a half floor. However, for a comfortable life, albeit not high, but not at all superfluous, the apartment floor is quite enough.

The concept of "mezzanine floor" refers more to the construction industry than to design. The definition of the mezzanine is given in the set of rules relating to residential multi-apartment buildings (SP 54.13330.2001): a site as a part of a two-room building or inside an apartment, on a floor of elevated height, whose area does not exceed 40% of the area of \u200b\u200bthe main building.

Developers arrange a mezzanine on one of the floors of a high-rise building (usually the upper one), when calculations show the possibility of "extra" building height. The height of the obligatory attic and the basement is taken from the building height regulated in this building zone, and the remaining vertical meters are divided by the standard floor height (2.7-2.8 m). If it has a surplus of 1.5-1.6 m, then distributing it in parts over the floors, increasing the height of each by a dozen centimeters, is pointless. It is much more profitable to arrange a mezzanine floor, making the apartments on it one and a half-storey - this is equally beneficial to developers and buyers.

Mezzanine structure

Let us estimate the height of the ceiling in a room that is minimally suitable for building a mezzanine floor. So, the first level of the room should have a height of at least 2100 mm, then the thickness of the mezzanine platform - 150 mm, finally, the distance between the mezzanine and the ceiling - 1100 mm (at a lower height it will be impossible to sit, only to lie). It turns out that the minimum height of a potentially two-level room is 2100 + 150 + 1100 \u003d 3350 mm or 3.35 m. The calculated height of the “lying” mezzanine is suitable provided that the area of \u200b\u200bthis mezzanine does not exceed 4 m 2. To make the mezzanine floor “pedestrian”, a ceiling height of more than 3.8 m is required - in this case, a utility room can be arranged under it from ceiling heights 1.7-1.8 m. If only warehouse mezzanines are available for typical high-rise buildings of Soviet construction ( in fact, a shelf between two walls), then in new buildings where floors are 4.5 meters and even 6.3 meters high, it is quite possible to create a two- and three-level apartment.

Room for creating a mezzanine floor. It must have large window openings, be rectangular and elongated or square, but then already have a significant area. To calculate the most acceptable floor area of \u200b\u200bthe mezzanine, you should divide the area of \u200b\u200bthe main room into three. The area above the windows is least suitable for creating a mezzanine floor - even in the afternoon it will be too dark. The same rule applies to the long wall of the room - here the mezzanine will not become a floor, but a long and narrow corridor, which is inconvenient to use.
Platform for mezzanine. The main strength elements in its composition are beams, transverse and longitudinal. To create them, either an LVL beam, designed for the construction of load-bearing structures, or steel channel and beams (T-and I-beams) are used.
The steel frame of the mezzanine is much more rigid and not prone to vibration, however, the work to create it is quite time-consuming, accompanied by inevitable difficulties with decoration (it is extremely difficult to integrate metal beams into the home interior) and contribute to an increase in the load on load-bearing floors.

The existing walls or specially made poles serve as supports for the mezzanine frame - they are made of the same material as the frame elements for the mezzanine platform. In special cases - steel beams that form the floors of a building or a reinforced concrete building, with monolithic walls of increased strength - the frame is suspended by cords fixed by 90-110 mm anchors.

According to the simplified standard scheme, the mezzanine frame is sheathed from 16 mm plywood or boards, on top of which the finish coating spreads. From the "first" floor, the mezzanine is hemmed with plastic panels or drywall. It is possible to form a glass floor on the mezzanine (acrylic or laminated glass) by laying and securing the glass sheets on the beam frame.

Nevertheless, the living space between the floor and the ceiling itself is not convenient enough. For its effective arrangement, a competent design is needed.

Arrangement of the mezzanine floor

In the process of planning it, there is a temptation to arrange something like a room in a compartment carriage - to bring out the site at a certain height, equip it with a ladder and use it. But for what purpose to use such a mezzanine? The mezzanine floor has a limited height, so it is suitable for performing only some functions.

Mezzanine bedroom. For young residents of a half-floor apartment, the mezzanine will be interesting as a bedroom.

This solution will overcome the lack of height on the mezzanine floor - it’s enough that when sitting in a berth, the head does not rest against the ceiling. When organizing a bedroom on the mezzanine, be sure to take care of the fence - trellised, about 500-700 mm high. A blank fence for a mezzanine floor is not at all suitable, because it will interfere with natural light and air exchange.

Creating a bedroom on the mezzanine floor provides another advantage - expanding the area of \u200b\u200ba small-sized apartment, in fact, turning "odnushka" into "kopeck piece". If the apartment is two-room, then on the mezzanine floor, which is in one of the rooms, it is more convenient to make a study, organize a living room under it, and use the remaining room as a bedroom.

Pantry (dressing room) mezzanine.The idea of \u200b\u200barranging these office space on the mezzanine floor seems successful - 1.6 meters is enough for the pantry. Nevertheless, it is not necessary to turn the mezzanine floor into a dressing room or pantry: the stored property will be clearly visible from the "lower" level of the apartment; it will be extremely difficult to lift the property up a narrow staircase located at a fairly sharp angle. On the mezzanine, it’s convenient to store your work only for an artist living in a studio apartment — for households with different vital interests, the mezzanine-pantry will be of little interest. A much more profitable solution would be the installation of a dressing room under the mezzanine-bedroom, the main thing is to successfully combine it with a staircase leading to the upper "floor".

Children's mezzanine. On the mezzanine floor, it is quite possible to organize a nursery - at least a play area, as a maximum a full room for children. The children will be enthusiastic about the idea of \u200b\u200ba nursery on the second level of the room; they like unusual rooms, such as attics, huts or tree houses. The minimum age of the child for whom it makes sense to create a children's mezzanine is more than 6 years. It is important to ensure the safety of the mezzanine structure - to equip the site with strong lattice guards, brought up to the ceiling, to put a convenient and fairly gentle staircase with strong railings. The mezzanine guards can also be formed from twisted ropes and it will be relatively soft.

Actual "mezzanine" nuances

Regardless of the decisions regarding the arrangement of the mezzanine floor, it is necessary to adhere to several rules in its technical design, which are discussed below.

Stationary staircase. Attached versions of stairs for the mezzanine are completely unsuitable, moreover, they are dangerous. To increase the functionality of the staircase leading to the mezzanine floor, it is possible to place drawers in its steps for storing small items. If the staircase is not ordered, but bought ready-made (in a collapsible form) - take care of buying not only the staircase, but also the mezzanine railing.

Lighting system.

The calculation for natural light in the case of a mezzanine does not work - this floor is too low. The built-in lamps placed in the ceiling are not suitable for the mezzanine floor - to hide the body, they need a suspended or suspended ceiling, and it will take away valuable centimeters in height. Pendant lamps are also not suitable - they can be mounted only at the head of the bed, only in this case no one will touch the pendant lamp. However, full lighting from such a light device will not work. All that remains is small sconces and table lamps. You can also use the eaves backlight, if of course there is the opportunity to put a curtain rod.

Air exchange. Mezzanines are supplied with fresh air worse than the lower sectors of the apartment. This mezzanine most often does not have its own windows, and air flows from ordinary window openings do not come to it, especially when the external perimeter is completely enclosed. Another problem is hot air. At the ceiling level, the air temperature is always higher than at the floor, since warm air is lighter and collects at the top of the enclosed space.

To create a residential mezzanine acceptable in temperature and fairly fresh atmosphere will allow a split system with fresh air ventilation. If the internal split-block is placed on the building envelope of the mezzanine floor or near it, then it will take a minimum of space. True, it will be necessary to regulate the direction of air flows and with air ducts drawn along the lower level of the room, it will be necessary to solve the problem of their concealment (decoration).

Modern industrial, commercial, warehouse and sports facilities make it possible to obtain additional square meters for the organization of utility rooms, storage of goods, industrial premises, office and retail space, entertainment complexes and other other useful area, due to the expansion of the usable area due to the installation of the mezzanine floor.

The mezzanine floors (mezzanines) and similar constructions solve this problem at a relatively minimal material cost. The development and installation of flooring is a fairly responsible process.

The mezzanine can be either a floor or a mezzanine, usually with a height of at least 2.10 m for technical rooms. In the factory floors and hangars, it is advisable to build mezzanine floors for management personnel.

In apartments, the permissible height of the mezzanine floor should be at least 2.5 meters according to SNiPs and SanPiNam.

The project of the mezzanine floor in the apartment and non-residential premises (building)

The superstructure of the mezzanine floor with permissible capabilities without increasing the height of the building allows you to increase the number of storeys and, accordingly, increase the area of \u200b\u200bthe premises without high capital costs.

Engineering and constructive solutions can be different and are based on a technical examination of the condition of the supporting and enclosing structures of a non-residential premises (building), private house or apartment.

The superstructure of the mezzanine floor (mezzanine) in an apartment, non-residential premises, building or private house requires a full range of preparation of permits and the mandatory receipt of permission for reconstruction from Mosgosstroynadzor.

For the device of the intermediate mezzanine floor there is also a sufficient number of design solutions. Much depends on the nature of the use of the mezzanine floor under construction and future floor loads.

For apartments, offices and other non-residential premises, where a small load on the floor is acceptable, a constructive version of metal and a floor of a wooden board are possible.

For more significant loads during the operation of the mezzanine floor, the recommended option is a monolithic flooring according to the professional flooring laid on the metal structures of the floor floors. Corrugated board in this case performs the function of formwork for concrete screed.

For decoration on the mezzanine floor:

  • with floors from a wooden board, you can make walls and ceiling from lining or MDF panels;
  • with a concrete floor, you can not limit the choice of finishes, but finish them like an ordinary office: walls - drywall, ceiling - Armstrong suspended.

The construction of mezzanine floors is by definition a reconstruction!

The arrangement of the mezzanine and the mezzanine floors is a reconstruction and requires the obligatory obtaining of permission from Moscow State Construction Supervision Committee of the State Construction Supervision of Moscow, since in accordance with the Town Planning Code of the Russian Federation (Article 51): reconstruction is a change in the parameters of capital construction objects, their parts ( height, area, number of floors, indicators of production capacity, volume) and the quality of engineering and technical support.
